MiddleSea: Billy Joel's Record-Breaking Waterfront Estate Sells for $28.75 Million

Music icon Billy Joel has recently sold his stunning waterfront estate, MiddleSea, for a record-breaking price of $28.75 million. This sale marks the highest residential deal ever recorded on Long Island outside of the Hamptons. The property, which includes over 2,000 feet of private sandy beach, a 20,000 sq. ft. mansion, four luxury residences, resort-level amenities, and unmatched privacy, is truly a world-class compound.
Situated above Oyster Bay, MiddleSea has been a personal retreat for Joel since he purchased the core 14-acre property in 2002 for $22.5 million. Over the years, Joel expanded the compound by acquiring adjacent buildable waterfront lots and the gatehouse, ultimately assembling roughly 21 acres of prime real estate.
The estate comprises four distinct homes: The Main House, The Beach House, The Guest House, and The Gate House, each a multi-million dollar waterfront residence. Additionally, the property features two custom pools, a bowling alley, private gardens, and three separate buildable 4-acre waterfront lots.
The main residence, a renovated manor with six bedrooms and 11 baths, boasts a grand ballroom, a temperature-controlled wine cellar, spa facilities, and expansive entertaining spaces. Outside, the property offers more than 1,500 feet of sandy shoreline, a tennis court, a pool, a private dock, and manicured lawns that slope toward Long Island Sound. A separate guest house, a beach house with its own dock, and an eight-car garage complete the compound.
Located just 90 minutes from New York City or a quick 15-minute helicopter ride, MiddleSea presents a unique opportunity to own a meticulously crafted legacy estate. Billy Joel initially listed the entire estate for $49.9 million in 2023, just before concluding his 10-year residency at Madison Square Garden. The sale of MiddleSea, combined with the previous sale of the gatehouse, brings the total transaction to $35.75 million.
